Spain has officially had it with rogue holiday rentals – and now Airbnb is feeling the heat. In a dramatic clampdown on short-term lets, the Spanish government has ordered the platform to remove more than 65,000 listings it says are breaking the rules.
Why the crackdown? According to Spain’s Consumer Rights Ministry, the majority of these listings either don’t include a licence number or fail to clarify whether they’re owned by a person or a company – both of which are required under Spanish law.

“No more excuses,” declared Consumer Rights Minister Pablo Bustinduy. “Enough with protecting those who make a business out of the right to housing in our country.” Bustinduy is spearheading a wider government effort to rein in the holiday rental industry, which many blame for worsening Spain’s housing crisis.
Airbnb, naturally, isn’t taking the ban lying down. A spokesperson for the company said they plan to appeal the decision, arguing the ministry doesn’t have the authority to regulate short-term rentals and failed to provide an accurate or evidence-based list of violations. They added that some flagged listings were actually non-touristic seasonal rentals, not the sun-and-sangria holiday kind.

But it’s not just the central government getting tough. Cities like Barcelona have already introduced some of the strictest measures in Europe. Last year, Barcelona’s Mayor Jaume Collboni announced a bold plan to ban all tourism rentals by 2028, aiming to reclaim housing for local residents.
Spain’s issues with housing affordability aren’t new – the country has been grappling with limited supply ever since the 2008 property crash. Now, with construction lagging behind demand and platforms like Airbnb making it more profitable to rent to tourists than locals, tensions have reached boiling point.
Official stats from November 2023 show Spain had around 321,000 registered holiday lets, up 15% since 2020. But that figure doesn’t account for the thousands more operating off the books – many of which are now in the government’s crosshairs.

The move is part of a broader European trend: Croatia and Italy have also begun tightening regulations on short-term holiday rentals to ease pressure on housing markets and neighbourhoods.
From a tech perspective, this signals a critical moment for platforms like Airbnb, where the line between digital disruption and social impact is getting blurrier. Spain’s message is clear: if you’re making money off housing, you’d better play by the rules – or get logged off.
