For anyone who’s ever spent months trawling Rightmove listings only to discover their dream flat sold quietly to someone’s “friend of a friend,” the promise of true market visibility feels almost mythical. London’s luxury housing market, particularly the £1 million-plus bracket, has long operated on partial truths – what’s visible online and what actually exists are often two very different things.

That’s the gap HomeHapp AI says it wants to close. The London-based platform has launched what it calls the world’s first Prime Property Intelligence Engine, an AI-driven system designed to merge public listings, private databases, and off-market exclusives into one searchable interface.

Luxury property data in London has always been fragmented. According to HomeHapp AI’s analysis, one in three homes sold above £1 million in 2023 never appeared on Rightmove, Zoopla, or any public portal. For those above £5 million, the number jumps to 54% sold entirely off-market. That means the majority of buyers – even the well-connected ones – are seeing only a fraction of what’s available.

Even the “visible” market is patchy. Rightmove lists roughly 19,000 properties above £1 million, Zoopla shows 10,000 to 13,000, and LonRes around 12,000. Due to overlapping data, the true number of unique listings is estimated between 24,000 and 27,000. HomeHapp AI says its own dataset includes more than 48,000 for sale and 190,000 total prime properties, combining both for-sale and rental inventory.

Numbers aside, the real question is whether unifying this data actually changes behaviour – or just adds another layer of tech to an already complex ecosystem.

At the heart of HomeHapp AI’s pitch is a natural language search engine. Instead of toggling through dozens of filters, users can type something like “a lateral apartment near Regent’s Park with a home office and garden view,” and the platform claims to interpret the nuance.

The company says this can cut search time by up to 95% and help uncover “hidden” off-market deals via its agent network. Early pilot results suggested 70% faster searches and an average saving of £300,000 per buyer – though, as with all beta figures, they’re more indicative than definitive.

For agents, there’s a real-time dashboard offering a bird’s-eye view of the market: daily listing updates, micro-district heatmaps, and even absorption indices showing which areas are cooling or heating up. It’s pitched less as a listings site and more as a “Bloomberg terminal” for real estate professionals.

The system also includes an AI Agent Avatar, essentially a digital assistant that automates admin tasks like generating market briefs, sending client alerts, or producing daily updates – the kind of invisible labour that eats up hours in agency life.

The Proptech Perspective

For all its technical ambition, HomeHapp AI is stepping into a space where many have tried and few have truly succeeded. Proptech platforms often promise to “disrupt” estate agency but end up reinforcing the same hierarchies – just faster. Real transparency depends not only on data access but also on human factors: agent discretion, client privacy, and the unspoken etiquette of the luxury property world.

Still, the logic is sound. Better aggregation could make for more informed buyers, smarter valuations, and ultimately fairer competition.
